Frequently asked questions
Why can't I use the deposit to pay for any damage caused by the tenant?
This is a question of proof. Without comprehensive reports, it is simply your word against theirs. It is therefore advised that a comprehensive, independent inventory is compiled, which should ensure that you avoid any dispute at the end of the tenancy and can provide justification for deducting the cost of any dilapidations or damage.
Does this apply to me even as a temporary landlord?
Yes.
Could I carry out these checks myself?
Yes. However, remember that we train our Clerks initially in-house for 4-6 weeks before we consider them ready to compile our reports. They then recieve continuous professional development and assessment to ensure that they remain at the highest standard. If it ever comes to a dispute, our reports are viewed as impartial as they are prepared by an unrelated third party with no vested interest in the transaction.
How soon do I need to book?
